                         To estimate property tax for new homes, use the following formula:

Purchase price x 49.99%= estimated assessment
Estimated assessment x estimated tax
(rate of 3.486 per $100 of assessed value) = amount of tax dollars to be paid

  • Owner of property and citizen and resident of New Jersey as of October 1st of the pre-tax year

Some Things to Remember 

  • Your Tax Collector can answer questions about TAX COLLECTIONS and your Assessor can answer questions about ASSESSMENTS
  • When you are issued a building permit, you may expect a visit from the Assessor
  • New construction and improvements will be subject to an added assessment which begins the first of the month following substantial completion, occupancy or use.  The added assessment list is submitted to the County Tax Board on October 1st and the tax thereon is due in full November 1st of the tax year.  If you wish to demolish an old building, a demolition permit is required.  This also applies to swimming pools.  Remember that any building standing as of October 1st of the pre-tax year may be taxable for the entire following year.
     

Enjoy and Maintain Your Property

 On a normally maintained property, the following improvements may not bring an increase in assessment: 

  • Painting
  • Landscaping
  • Minor Repairs
  • Decoration

The following are a few items that may affect the assessed value of your home:

  • Conversion of attic, basement, garage, or porch into a living space
  • Installation of a bath or powder room, central heat or air conditioning, fireplace, porch, patio or additions
  • Other structures such as in ground swimming pools
